Where to Rent an Office in Abu Dhabi: Districts, Business Hubs and Free Zones
When looking for an office for rent in Abu Dhabi, it is important to consider more than just price, size and location. A company’s address may determine which jurisdiction it operates under and where it must be registered, especially when free zones are involved.
When choosing an office in Abu Dhabi, it is important to look beyond price, size and location. A company’s address may determine which jurisdiction it operates under and where it must be registered. This is particularly important when free zones are involved.
The market is also highly competitive. According to CBRE, average office rents in Abu Dhabi rose by nearly 16% year-on-year in the second quarter of 2026, while occupancy reached around 96%. Knight Frank estimates occupancy in Grade A offices even higher, at approximately 98%.
Al Maryah Island and Al Reem Island
Both islands fall under the jurisdiction of the Abu Dhabi Global Market (ADGM), the emirate’s international financial centre. Al Maryah Island is traditionally regarded as its core, with modern office towers occupied by banks, investment firms and professional services companies.
Al Reem Island joined ADGM later. Its integration was completed in February 2025, adding around 500,000 square metres of office space and more than 1,100 existing companies to the financial centre’s jurisdiction. Both locations are now governed by the same jurisdiction, although Al Reem offers a broader range of office properties.
Most companies registered in ADGM are required to maintain a physical presence on Al Maryah Island or Al Reem Island. This means that the choice of office is directly connected to business registration requirements.
Central Abu Dhabi
Companies that do not require a specialised free zone have access to a large market of conventional city offices. Major business areas include Al Danah, Al Bateen, Al Nahyan and the central districts near the Corniche.
During the first half of 2026, Al Danah remained one of Abu Dhabi’s most active districts in terms of the number of office lease transactions. Central districts are particularly suitable for companies that value a city-centre address and proximity to clients and government institutions but do not require registration in ADGM or another free zone.
Capital Centre and ADNEC
A separate business cluster has developed around ADNEC Centre Abu Dhabi, one of the emirate’s main exhibition and conference venues. The operator itself offers office space within the complex and in the Capital Gate tower.
This location is particularly convenient for companies involved in exhibitions, conferences, international events and business services. Unlike ADGM, it is not a specialised financial jurisdiction, but primarily a major exhibition and business district.
Masdar City
Masdar City combines a business district with its own free zone. It offers offices of different sizes, space for start-ups and premises that can be tailored to the needs of larger tenants. Company registration, licensing and office leasing are integrated within the same business support infrastructure.
The location is particularly attractive to technology, research and sustainability-focused companies. Another advantage is its proximity to Zayed International Airport.
Yas Island
Yas Island is home to Yas Creative Hub, a specialised business complex for companies working in media, content production, gaming and entertainment. It offers individual workspaces, small offices and larger dedicated premises.
Companies in these sectors operate within the Creative Media Zone, which is regulated by the Creative Media Authority. Yas Creative Hub therefore makes the most sense for businesses in the relevant industries rather than as a general alternative to a conventional city office.
Mussafah and KEZAD
For manufacturing, logistics, equipment trading and companies that need offices close to warehouses or industrial facilities, Mussafah and Khalifa Economic Zones Abu Dhabi (KEZAD) are more relevant.
KEZAD allows companies to operate either under the standard Abu Dhabi jurisdiction or within a free zone and offers offices, workspaces, warehouses, industrial facilities and land plots.
Mussafah remains one of Abu Dhabi’s largest business and industrial districts. According to Knight Frank, in the first half of 2026 it was, together with Al Danah, among the leading areas by number of office lease transactions.
How to Choose an Office
There is no single best office district in Abu Dhabi. Financial and international companies may consider Al Maryah and Al Reem; conventional city businesses may prefer central districts; companies involved in exhibitions may benefit from the ADNEC area; technology firms may look at Masdar City; media companies at Yas Creative Hub; and industrial or logistics businesses at Mussafah and KEZAD.
The basic rule when looking for office space in Abu Dhabi is simple: first determine the appropriate jurisdiction and licensing requirements, and only then compare individual buildings, rental costs, parking and transport accessibility.
